No Commission - You may be able to rent your property for a higher rent, but this could easily be absorbed by the 10-15% commission & management fees payables to your letting agent. We pay you 100% of the market rent and won’t charge you any fees.

No Landlord Setup Costs - As a private landlord you will need to pay for [landlord setup costs]. If you opt for our Guaranteed Rental Managed Scheme we will cover all these costs.

No Void Periods - As a landlord you can expect to experience some void periods, meaning no rental payments. With our Guaranteed Rental Managed Scheme we pay you rent whether we have tenants or not.

No Late Rent Payments or Court Fees - As one of our guaranteed rent landlords, we will pay your rent on the same day each month (even if the tenants don’t), allowing you to meet your financial obligations.

If the tenants fail to pay their rent, we chase the late payment and cover the legal fees if court action is required.

No Tenants to Deal With - We will manage your property as if it were our own, during the contract period you will never need to speak to the tenants. Our experienced lettings team carry out all viewings, undertake tenant reference checks and execute the tenancy documentation. And we continue paying your rent during the lettings process.

We deal with all routine maintenance issues throughout the contract, only contacting you when a repair is needed. Tenants contact us directly so no more receiving phone calls at all hours from your tenants when the heating stops working or there is a leak.

Regular Inspections - We carry out [periodic] inspections to check that the tenants are keeping your home in good condition.

Properties Returned in Original Condition - We guarantee 100% client satisfaction which is why we ensure that your property is returned to its original condition at the end of the agreement. If the property is damaged in some way we will ensure it is fixed at no cost to you.

How it works

Call us - Discuss your property with one of our experienced team who will talk you through the various packages we offer and give you an indication of the rent your property may achieve.

Free Property Appraisal - Should you opt for our Guaranteed Rental Managed Scheme, we will arrange for one of our senior letting agents to visit your property to appraise your home and determine its rental value. If any improvements need to be carried out on the property before it can be let to tenants, we will discuss them with you and provide advice on how to go about them. This visit is free of charge, whether you decide to continue with the process or not.

Formal Offer - If your home is accepted onto our scheme, we will send you a formal offer detailing your monthly rental income figure and terms. We always experience extremely high demand and therefore make an offer on 99% of appraised properties.

Sign Contract & Start Receiving Your Rental Payments - If you choose to accept the offer, we draw up a contract between you and Property Lettings Today for the agreed term and rent level. We can usually start paying your guaranteed rent within a week of the appraisal date

We don’t charge any premiums. If you are tempted by other guaranteed insurance or landlord insurance policies, we encourage you to read the terms and conditions first.
